Reservation Process
You will receive a confirmation and policies email from Tico Tico Villas when a reservation is received and accepted from our site or from one of the booking agencies, such as BOOKING.COM, or AIRBNB. Payments and terms will be dictated by the rules and terms of each particular reservation and its agency.
Payments:
We accept U.S. dollars, Colones, Visa, MasterCard, and Discover. Guests preferring to make a bank transfer will be supplied with correct IBAN information. Deposits by Cashiers Check, Money Order or Personal Check can be mailed to our accountant at our parent LLCS U.S. address for deposit into a Bank of America, NA. Instructions for this U.S. service will be provided once the reservation availability is confirmed and if it qualifies.
After charging your credit card, per the agreement, for a pre-payment, payment or deposit, we will email you a receipt of your payment.

Declined Payments: Credit cards provided that are declined when payment is due will be notified and have 48 hours to rectify the situation or the reservation will be canceled.

Card Information: A credit card is required to hold and guarantee a reservation. By submitting a reservation request you agree to the terms and conditions of the deposit and the cancellation policies. Your credit card will ONLY be charged if the room requested is available for the dates selected. We never share your credit card information with third parties. We do receive credit card information that you, the client, has provided to third parties.

Security Deposit: A $100.00 security deposit is required to complete your reservation process. It is due at check-in with credit card or cash, it is 100% refundable if no damages, losses or balances are due at check-out. Rooms are inspected prior to arrival and at check out. An amenities sheet may be signed by staff and the guest to confirm the condition of each villa at arrival.

Check-in Requirements: You will be asked to provide the original credit card and identification used for the reservation upon your arrival. All guests of Tico Tico Villas may be asked for identification before being accepted as guests. The credit card may be used for a security deposit, if those terms are not guaranteed by the booking agency agreement. Tico Tico Villas reserves the right to verify and inspect credit cards, passports, cedulas or legal identifications of guests and that they are valid for Costa Rica. Additional security deposits may be assessed if deemed necessary by staff or management. Failure to provide requested information or documents can result in the cancellation of the reservation with no recourse to this business. We reserve the right to refuse service or accommodations to anyone.

Reservation Deposits and Payments: Deposits and payments are due at the acceptance of the reservation per the applicable policy. The balance of the reservation is due, in full, seven (7) days prior to the arrival date. All agreements, obligations and cancellation policies apply per this site and/or 3rd party agreements.
Daily/Weekly: (STANDARD and PEAK) $100.00 (One Hundred Dollars) deposit at confirmation of dates. The balance is due 7 days prior to arrival. Daily/Weekly: (XMAS, NEW YEARS, EASTER): 100% deposit for peak holiday dates.
Your rate is guaranteed once your reservation is deposited and confirmed.

Minimum Stay: Standard: 1 to 2 nights based on villa selection.
Easter: 3 nights.
Christmas ,New Years Dates: 4 nights.

Reception Hours: 7:00 AM to 8:00 PM

Contact us if an early arrival or late departure is needed, we will accommodate you as possible. Fees may apply for this service. TTV Prime members have priority access to these services.

Cancellation/Refund Policy:
Should you wish to cancel or change your reservation for any reason, please contact us as soon as possible.
Reservations booked direct with Tico Tico Villas:

If cancellation notice is received at least 30 days prior to your scheduled arrival day in December to April (High Season), your deposit will be refunded. Reservations cancelled within 30 days of arrival day will forfeit full deposit.
If cancellation notice is received at least 3 days prior to your scheduled arrival day in May to November (Low Season), your deposit will be refunded. Reservations cancelled within 3 days of arrival day will forfeit full deposit.
No Shows will forfeit full deposit and agree to pay one more night plus taxes.

Reservations via Third-party booking agencies or sites: The published policies by Tico Tico Villas on our partner sites will apply when reservations are received from third party agencies or sites. The Tico Tico Villas standard polices are the default policies if any conflicts or misinformation occur.

There are no refunds for late arrivals or early departures.

Extended Stay Reservations (14 days or more): Reservations canceled 60 calendar days or more, prior to the check-in date will receive a full refund minus any banking transaction fees if they apply.
If cancellation notice is received at least 30 days prior to your scheduled arrival day in December to April, (High Season), your deposit will be refunded, minus any banking fees. Reservations cancelled within 30 days of arrival day will forfeit full deposit.
If cancellation notice is received at least 21 days prior to your scheduled arrival day in December to April, (High Season), your deposit will be refunded, minus any banking fees and a $35.00 administrative fee. Reservations cancelled within 21 days of arrival day will forfeit full deposit.
If cancellation notice is received less than 21 days prior to your scheduled arrival day in December to April, (High Season) , you will be responsible for the full amount of the reserved stay up to 30 days reserved, unless we are able to rebook the complete reservation of your dates. If we can rebook the complete reservation, we will refund any deposits minus any banking fees and a $50.00 administrative fee. Partial rebooking of the reservation will be handled on a case-by-case basis. You will receive an email with details concerning any refunds and acknowledging your cancellation or change request.
If cancellation notice is received at least 21 days prior to your scheduled arrival day in in May to November (Low Season), your deposit will be refunded. Reservations cancelled within 7 days of arrival day will forfeit full deposit
If cancellation notice is received less than 21 days prior to your scheduled arrival day in May to November (Low Season) , you will be responsible for the full amount of the reserved stay up to 30 days reserved, unless we are able to rebook the complete reservation of your dates.

If we can rebook the complete reservation, we will refund any deposits minus any banking fees and a $35.00 administrative fee. Partial rebooking of the reservation will be handled on a case-by-case basis. You will receive an email with details concerning any refunds and acknowledging your cancellation or change request.
Before making your reservation, please make sure you have booked your international flights.
Additional daily fees will apply if guests stay beyond reserved time.

Taxes/IVA: Costa Rica Law 9635 requires us to collect a 13% VAT. It will apply to all room stays of less than 30 days. If it is not included in your booking agency invoice it will be added to your total. For stays of more than 30 days the 13% VAT may apply if the cost exceeds the countries stated level.

Services:
Housekeeping: In keeping with our Touch the Earth Lightly cleaning procedures, we ask guests to participate by using towels and linens for more than one day. The water savings are immense in addition to the reduction of products that end up in the land fill and water table even with our eco-friendly procedures.

Deep Clean occur on day 3 of your stay, with complete linen change and sanitation of all surfaces, with extra attention paid to touch surfaces.

Eco Clean occurs on day 2 of your stay, with a rapid visit to freshen your accommodations, no linen service is provided, unless requested.

Daily Clean is available for an additional fee.

Long term guests receive one weekly Deep Clean and a one weekly Eco Clean. Laundry Service is available for a fee.

All rooms are complete with bed sheets and pillows, bath and pool/beach towels, soaps, shampoos, kitchen dishes, and basic cooking items. See the room amenities list for complete details. Guests are responsible for the proper use and care of all included items. Damaged items will be charged to the security deposit or final invoice. An inventory of each villa and the replacement price list is available for review.

Security: Parking. Parking is free and by accepting that condition you also accept full responsibility for any vehicle, either your own or your guests, that utilizes a space. We are not responsible for vehicles or any items left in a vehicle on our property or off. We encourage everyone to remove all personal items and secure your car.

Rooms: Guests are provided with keys to secure the main gate and their rooms. They are always expected to secure their personal belongings. We are a safe and secure property when everyone participates. We are not responsible for guest belongings that are lost stolen or damaged, by no intention of our guests, staff, vendors or management. This includes all private and public areas.

Guests: You are responsible for all actions of yourself and guests; everyone is expected to adhere to all House Rules when they are on the property. All guests are required to be registered for overnight stays. A guest is considered anyone you invite, or that visits your villa for any reason. Occupants cannot exceed the listed occupancy rate of each specific villa. Clients can have their reservation canceled because of the actions of their guests.

Adult Only: Due to the terrain of the property we have deemed it unfriendly to small children and host an adult only property. Youth, 12 and over are welcome. Exceptions may be made for visiting day guests with management approval.

Luggage Storage: Luggage storage is available for clients. We are not responsible for lost or damaged luggage.

Pets: Pets are not allowed. Feeding of the passing animals is discouraged, dangerous for the animals and it ticks us off. They visit because we have so much nature provided food on the property. Please, Do Not Do It!
