GENERAL INFORMATION
Wildlife On-Site
Do not feed or harass the animals! It is illegal to feed wildlife in Costa Rica and the animals can be aggressive. Keep a safe distance at all times. We have iguanas that live and sunbathe on the property. Don’t worry - they will move if you walk toward them. Please keep your doors closed when you see wildlife on the property.
Guests / Deliveries
Please meet your guests or delivery at the front entry gate. You are responsible for the actions of your guests and all property policies apply. Guests staying more than five nights in a two-week period must provide a passport or ID and check-in. We reserve the right to escort any guests off the property at our discretion.
Smoking
Smoking is not permitted in any of the studios, on patios, or at the pool. It is illegal in Costa Rica to smoke indoors and against the hotel's policy. There is a dedicated smoking area in the garden or you are welcome to smoke in front of the property.
Quiet Time
22:00 to 07:00 is quiet time on the property. Please be considerate to other guests. Excessive noise, partying, or disruptive behavior will not be tolerated.
Housekeeping
Cleanings are based on your length of stay. You will be notified of cleaning days upon check-in. This helps with ecological waste and keep our prices reasonable. Daily cleaning service is available for $25 per day. We are happy to provide fresh towels or trash service during office hours. If you have questions, please review your booking agreement or check with staff.

We understand that feeling safe and secure is of the utmost importance, which is why we have taken measures to ensure your well-being during your visit.
- To enhance the overall safety of our property, we have installed security cameras in strategic locations. These cameras are monitored regularly to help deter any potential threats and to provide a record of activity should an incident occur.
- We also recognize that the safety of our establishment is a shared responsibility. We kindly request that all our guests report any suspicious activity or concerns to our staff immediately. By working together, we can maintain a secure and welcoming environment for everyone.

Front Gate
Please close the main gate securely every time you enter and exit. Do not let anyone in unless you are expecting them.
Pool Rules
- Pool hours are from 07:00 to 22:00.
- NO GLASS PERMITTED. This includes bottles, glasses, beer bottles, and any other items made of glass.
- If you break glass in the pool, you will incur a $750.00 fee to cover the cost of draining, cleaning, and refilling the pool.
- Please use the plastic glasses provided in your rooms.
- Please shower off oils and lotions before entering the water.
- There is no guard – swim at your own risk.
TOWELS - Use the colored towels in your room for the pool or beach. Do not remove the white towels from your studio. Contact the office if you need fresh towels.
Parking
- Parking is provided in front of the building. Please use only one space per car to allow all guests to park.
- DO NOT LEAVE ANYTHING OF VALUE IN YOUR VEHICLE!
- Park at your own risk. We are not responsible for theft or damage to your vehicle.
- We can offer temporary storage for belongings if needed.
Maintenance
If something is not working, please tell us. We will do our best to make it right. If there is an emergency, contact Eugene at +506 8717 6012 or Vernita at +1 (215) 874 5740. Both are available via phone or WhatsApp.
Elevator / Lift
Please ask for assistance. Guests or residents are not permitted to operate the lift. Staff can happily escort you and any items up and down as needed. You will be held liable for any damages if operating the lift without assistance. Security cameras are in use for your safety.
Power Outages
In the rainforest, we can experience random outages for many reasons. Each studio has a flashlight and emergency lights. There are also motion-activated lights on the property. If power has not been restored after 30 minutes or longer, candles will be distributed by the management.
Natural Disaster Plan
Natural Disasters are rare but can occur. In the event of an earthquake, fire, landslide, etc., please:
- Stay calm.
- Assemble in the parking lot in front of Tico Tico Villas and wait for further instructions.
- Advise management of any medical needs.
- The staff will notify the local authorities when necessary.
In case of a serious natural disaster meet at the Catholic Church in the center of Quepos (down the hill).
